“Fed Initiative Builds 19K Affordable Homes Amid Housing Crisis”

A little over a year ago, Prime Minister Mark Carney made an announcement in Ottawa about the establishment of Build Canada Homes, a federal government initiative aimed at addressing the housing crisis and expediting residential construction. The agency is dedicated to increasing the supply of affordable housing, which is crucial as industry experts express concerns about the slow pace of housing development nationwide.

Build Canada Homes has committed to supporting the construction of approximately 19,000 affordable housing units across the country, with around 2,000 units currently under construction. Dave Wilkes, the president and CEO of the Building Industry and Land Development Association in Toronto, emphasized the need for quicker progress in the industry, noting the impatience prevalent among stakeholders.

Having only recently become a Crown corporation in July, the federal housing agency has been navigating bureaucratic processes, securing land transfers, and finalizing intergovernmental agreements. According to Joshua Coke, a spokesperson for Build Canada Homes, the initiative marks the beginning of addressing the unprecedented demand for affordable homes in Canada.

The focus of the agency is primarily on non-market housing, where rental rates are income-based rather than market-driven. However, partnerships with developers are also being formed to construct affordable homes for the middle class. The goal is to accelerate the construction of homes to combat the housing affordability challenge.

Kevin Fettig, president of CMI Financial, highlighted the prolonged absence of the Canadian government in funding and building affordable housing over the past three decades. This gap in affordable housing initiatives has led to a significant supply shortage, endangering future affordability for Canadians.

To address these challenges, initiatives like Build Canada Homes are providing support to builders, developers, and community partners to expedite residential projects. The Canada Mortgage and Housing Corporation (CMHC) stresses the need to double the pace of housing starts to restore affordability levels seen in 2019. The chief economist of CMHC, Mathieu Laberge, emphasizes the importance of building both market and non-market housing to tackle ongoing affordability issues.

Efforts such as the HST rebate and reduced development charges in Ontario have helped alleviate housing market pressures, encouraging more housing supply in overheated markets like Toronto. Collaborations between the federal government and provinces, such as the partnership with Alberta to build affordable housing units, are crucial in meeting the growing demand for housing.

Build Canada Homes is also promoting innovative construction methods like modular and prefabricated housing to streamline construction processes. Federal Housing Minister Gregor Robertson emphasized the importance of modernizing the industry to achieve faster and more affordable housing construction.
