Rightmove has released a report detailing the 25 towns that experienced the largest surge in property prices in 2025.
Topping the list is Hawick in Roxburghshire, Scotland, where the average home asking price rose by 18% to £148,633. Durham followed closely in second place, with prices up by 15% to £251,339, and Stannington in Sheffield came third with a 12% increase to £264,078.
The data highlights a prevalence of lower-priced areas in the list, with the average asking price for homes across the top 50 locations standing at £270,711, significantly lower than the national average of £368,031.
In contrast to the national trend of a 0.6% decrease in asking prices compared to the previous year, Scotland dominated the list with 12 towns, followed by the North West and Yorkshire & The Humber with 8 each. Notably, London, where the average asking price is £679,782, did not feature in the top 50 for price growth.
According to Rightmove, affordability played a crucial role in driving price growth, particularly in areas close to city centers. The report also observed a pattern of demand in locations near universities and major NHS trusts.
Colleen Babcock, a property expert at Rightmove, explained that areas offering homes below the average asking price tend to attract more buyers, leading to increased demand and subsequent price growth.
